So you’ve placed an offer on a house. Congratulations! If you are like many people in San Diego, you are feeling cash poor right about now. You might be questioning why you would want to incur yet another expense such as a pre-purchase home inspection.

More importantly there are health and safety issues that must be evaluated. Electrical outlets near water must be wired properly, and poisonous carbon monoxide gas can be leaking into the living space of your home.

Heller suggests that you hire only certified inspectors with the latest test equipment. "Reputable inspection companies will have made the investment in state-of-the-are equipment and reporting software. Their reports will be detailed and give you a good analysis of the house."
