Western Landmark Homes, LLC

Western Landmark Homes specializes in the land development and installation of Silvercrest and Cavco modular and manufactured homes.

John Culbertson and Brian Cegelski work together to provide service and support for those looking to purchase a home. When purchasing a home from Western Landmark said Cegelski "there is no need for a Realtor, what you need is a liaison. We can do it, and we can get it there."

Culbertson and Cegelski provide building permit service, grading, utilities, foundations, home setup and finish, septic and well hookups, and can add custom garages and porches. For difficult sites, they can assist in the coordination and management of the engineering and architectural design necessary to get the home on the site.

Western Landmark Homes LLC started selling homes in Borrego Springs, and wanted to be able to expand its service area. The owners decided to expand to Santa Ysabel because of the numerous inquiries they were receiving about their homes.

Western Landmark offers a "one-stop-shop" for buying a home. They cannot only sell you the home of your choice, but also set the home so it's ready to move in. There are a few models at the Santa Ysabel property but there are several other floor plans to choose from in the office.

One important thing to consider when purchasing a home is whether or not it has been manufactured in a "green" manner. The homes that Western Landmark has to offer are "green homes."

They are built in a controlled environment from start to finish. This helps to eliminate unnecessary fuel used for transportation of parts and labor if it is assembled in one place and then a final product is moved.

There is also very little waste when building these homes. All of the "salvageable scraps are put to use to eliminate excessive waste," said Cegelski.

The homes also come painted so there is no job site runoff to immediately affect the environment. The outcome of the measures taken to ensure the environmentally friendly construction of a home ultimately results in lower costs for the buyer.

Modular and manufactured homes average about $75 per square foot. This is about half of the cost of a site built home.

From the signing of the contract, agreeing to purchase the home, it takes only four to six months to set the home from start to finish. The reason for this is that the homes arrive finished and pre-inspected by state and federal officials. It is ready for installation. Local permits are still necessary but much easier to attain than if it were a site built construction of a home. Permit fees are less and construction time is reduced, all resulting in lower costs.

"The sky is the limit with what you can get with a manufactured home; you can be your own architect," says Cegelski.

Both Silvercrest and Cavco homes offer standard models that allow you to choose from many upgrades or a chance at customizing your own home to fit your tastes.

They can also recommend financing specialists in purchasing manufactured homes along with construction financing companies that also specialize in manufactured homes. Together, they can truly offer a "one-stop-shop" for purchasing a home.
